Flow 360 Property Services provides lawn care, landscaping, mulching, and leaf removal services to residential and commercial customers in Middle River, Maryland and surrounding areas, including Essex, Nottingham, Perry Hall, and Whitemarsh.

All services are subject to availability, scheduling, and site conditions at the time of service. Flow 360 Property Services reserves the right to refuse, reschedule, or discontinue service for any reason related to safety, site access, weather, or legal requirements.

2. Estimates and Pricing

Any estimate, quote, or price range provided by Flow 360 Property Services — whether verbal, written, or communicated through our website — is non-binding unless confirmed in a signed written agreement.

Final pricing may vary based on changes in project scope, materials, site conditions, access limitations, or unforeseen circumstances discovered during the service. We will make reasonable efforts to communicate any pricing changes before proceeding with additional work.

3. Payments

This website does not collect or process payments. All payment arrangements are handled directly between the customer and Flow 360 Property Services outside of this website.

Unless otherwise agreed to in writing, payment is due upon completion of services. Failure to remit payment in a timely manner may result in lawful collection actions, including but not limited to referral to a collections agency or pursuit of legal remedies available under Maryland law.

4. Appointments and Access

The customer is responsible for ensuring safe and reasonable access to the property at the time of the scheduled service. This includes but is not limited to:

• Securing pets indoors or in a contained area away from the work zone
• Removing or identifying any hazards, obstacles, or fragile items in the service area
• Ensuring gates, doors, or access points are unlocked and accessible

Flow 360 Property Services is not liable for damage to property, landscaping features, or personal items that were not disclosed prior to the service visit. If a scheduled appointment cannot be completed due to inaccessibility or unsafe conditions, a service call fee may apply.

No specific cancellation window is guaranteed unless explicitly agreed to in writing at the time of scheduling.

5. SMS Messaging Terms

By providing your phone number to Flow 360 Property Services, you consent to receive text messages from us. Your consent to receive SMS messages is not a condition of purchasing any service.

We may send the following types of messages:

We are not liable for delays or failures to perform services resulting from causes beyond our reasonable control, including but not limited to severe weather, natural disasters, supply chain disruptions, or other force majeure events.

Our total liability to you for any claim arising out of or relating to a specific service shall not exceed the amount you paid for that service.
